Before You Move In: What the Building Handles vs What You Handle

Most premium Manila condominiums handle water supply and building maintenance through monthly association dues (admin fees). What you'll typically need to set up yourself: electricity (Meralco), internet, cable TV, and any additional services. Here's exactly how to do it, including realistic timelines.

Electricity: Meralco

Meralco (Manila Electric Company) is the sole electricity provider in Metro Manila. Setting up a new account requires:

1. Certificate of Occupancy or unit turnover documents (from your landlord or developer) 2. Valid ID (passport for foreigners) 3. Accomplished Meralco application form

Timeline: Applications submitted online at meralco.com.ph take 3–7 business days for inspector visit, then 1–3 days for activation. Total: 1–2 weeks.

Average monthly bill: A 50–80 sqm 1BR with normal usage (aircon running 8–10 hours daily) typically runs ₱6,000–₱15,000/month. Meralco rates are among the highest in Southeast Asia — budget accordingly.

Pro tip: Set up Meralco online account immediately for paperless billing and online payment.

Internet: PLDT vs Converge

PLDT Fiber and Converge are the two main fiber internet providers in Metro Manila. Both offer plans starting at ₱1,299/month (up to 100 Mbps) up to ₱2,899/month (up to 1 Gbps).

PLDT: More coverage, especially in older buildings. Installation typically 2–4 weeks. Converge: Generally faster and more reliable in newer BGC/Makati towers. Installation 3–6 weeks, but worth the wait.

GlobeAt Home: Good alternative if PLDT and Converge aren't available in your building.

Important: Check with your building management which providers are pre-wired in your unit. This dramatically reduces installation time.

Water and Building Services

Water is almost always included in your monthly admin fee in premium condominiums. Manila Water (East Zone) or Maynilad (West Zone) serves the underlying supply, but billing is usually aggregated through the building.

If you need a separate water account (for standalone townhouse or villa), contact Manila Water at manilawater.com or Maynilad at maynilad.com.ph. Processing takes 1–2 weeks.

Practical Tips from Expats

GCash and Maya (digital wallets): Set these up immediately. They're used for everything from utility payments to restaurant bills. GCash in particular is universally accepted.

LPG Gas: If your unit has a gas range, you'll need to arrange LPG delivery. Most buildings have a designated supplier — ask your building manager.

Aircon maintenance: Philippine heat means your aircon works hard. Budget ₱800–₱1,500 per unit for monthly cleaning, or quarterly deep cleaning at ₱2,000–₱3,500 per unit.

Cleaning staff: Part-time cleaning helpers (Tagalog: 'kasambahay') typically cost ₱600–₱900 per half-day visit. Building management often has a vetted referral list.
