By accessing or using CONDO MAKATI ('the Platform'), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform. These terms apply to all users including property seekers, investors, agents, and developers.
CONDO MAKATI is an AI-powered real estate intelligence platform providing property listings, market analytics, investment tools, and advisory services for Metro Manila real estate. The Platform serves as an information intermediary and does not constitute a licensed real estate broker under Philippine law unless explicitly stated.
Property data, prices, yields, and availability are provided by developers, landlords, and licensed brokers. CONDO MAKATI strives for accuracy but does not guarantee the completeness, accuracy, or timeliness of listing information. All property transactions must be verified directly with the listing party. CONDO MAKATI is not a party to any property transaction.
Yield estimates, ROI projections, vacancy rates, and price trend data are provided for informational purposes only. They do not constitute financial, investment, or legal advice. Property investment involves risk including potential loss of principal. Past performance is not indicative of future results. Consult independent licensed advisors before making investment decisions.
LUX and NOVA are AI-powered tools designed to assist in property research and analysis. AI-generated recommendations are algorithmically derived and do not replace professional human advice. CONDO MAKATI is not liable for investment decisions made based solely on AI-generated analysis.
You are responsible for maintaining the confidentiality of your account credentials. You agree not to: post false or misleading property information; use the Platform for any unlawful purpose; scrape, copy, or reproduce Platform content without permission; impersonate other users or CONDO MAKATI personnel.
Licensed agents and developers using the Platform agree to maintain PRC license compliance, provide accurate listing information, respond to qualified inquiries within 4 business hours, and adhere to the CONDO MAKATI Partner Code of Conduct.
The Platform provides information about foreign ownership rules under Philippine law (Republic Act 4726, the Condominium Act). The 40% foreign ownership quota limit applies per building. CONDO MAKATI does not provide legal advice on foreign ownership eligibility. Engage a Philippine lawyer for title due diligence.
All content, data, tools, and AI systems on the Platform are owned by or licensed to CONDO MAKATI. You may not reproduce, distribute, or create derivative works without written permission. Property images remain the property of their respective owners.
To the maximum extent permitted by law, CONDO MAKATI's liability for any claim arising from Platform use is limited to PHP 50,000. We are not liable for indirect, consequential, or punitive damages including lost investment returns, missed opportunities, or decisions made in reliance on Platform data.
These Terms are governed by the laws of the Republic of the Philippines. Disputes shall be resolved in the courts of Taguig City, Metro Manila, Philippines.
We reserve the right to modify these Terms at any time. Continued use of the Platform after changes constitutes acceptance. We will notify registered users of material changes via email at least 14 days in advance.
